Beautiful RV park on a quiet sea bay inlet. Sites are well kept. Good store, pool, hot tub and showers. Paddle boat rentals available. Only complaint is that the park sits on the flight path for LAX so gets loud at times. Wifi also has some limitations on high use times.

Great place if you love loud neighbors cackling at 6:30 in the morning. Very expensive, and not well kept. We complained 4 times about the loud music and they offered us another spot to move to at night while it was rainy. Would not recommend Newport dunes if you are looking to relax and expect other campers to be courteous. Definitely not worth the money.

Very nice RV park located in a beautiful area with it’s own cozy bay. Really close to a big shopping mall. It has swimming pool, jacuzzi, cafe and small store on site. Different events take place here a lot. Love this place!

The sites that have grass are few. The remaining are literally dirt, not sand just dirt. For the price point you are better off at a state park or anywhere else. A lot of sirens from jamboree and PCH. The site was filthy when we arrived and the septic system is high and dirty. Cleaning crews water blasted the sites next to ours while our pups were outside, no one communicates. Predatory laundry system that I would not use again as we stayed for a week after a month on the road. The bay walk in the evening was the only saving grace unfortunately little wildlife. Roofs were dirty and had a lot of debris, we had some ants but quickly cleared them as our airstream is kept clean. Location is central to South Orange County Beaches otherwise I would look elsewhere.

The sites were cramped and pitchy, but you can make it work. They have a nice variety of things to do at the campground. Grounds are well maintained. Dog run area was not worth using...smelly and small. Dumping is awkward with the configuration they have.

Beachfront Cabin Review: Newport dunes is so much fun, the location is great, we have been coming here for 10 years straight BUT….This year we rented the beachfront cabin (3113). I am very disappointed, as the cabins need some serious help. For the price you pay, I do not think it’s worth it. The blinds are all broken, ants are everywhere, cabin is filthy, floor boards are all buckling, and kitchen needs upgrades. Sadly, I do not think I will return next year.

We stayed in a beach front spot for a week - they’re a must! It was our first time staying at the dunes and we really enjoyed our time there. We were supposed to be in a spot one row back and decided a week before to upgrade to beach front, but we couldn’t get that spot the first night, so we kept our initial spot. Once we got there and pulled up to the corner space we initially picked out, we quickly realized there was absolutely no way our rig would fit there. The front office was so amazing and were able to get us into a new space, which happened to be on-hold for emergencies like this, and it was beach front! The best part about it is that we were supposed to move to a new space the next day, but they made some admin changes and were able to leave us there for the rest of the week. All this to say, they were very accommodating. Our kids rode their bikes, swam in the bay and the community pool all week long. They made many, many trips to the store for drinks and snacks, and the staff was so kind to them. By the end of the trip, it felt like they owned the place. It’s definitely family friendly and safe. The process with entering and exiting the park really is amazing - a true sense of security. We’re looking forward to our next trip to the dunes!

This is an RV park with some cabins in the back. Prime RV spaces are nearest to lagoon. Some full RV hook up sites. Pool and amenities for RV guests only not for public, but public often roam the area. Lock your RV when you venture out. Limited camping only spaces are way in the back. Food order window with basic burgers, fries, hot dogs and burritos. No sit down table service restaurant. Small convenience store. Public restrooms are about a 75 yards - 100 yards walk from main buildings. Few rinse areas. Small play area for kids. Can get really crowded on holidays and weekends. Limited paid parking so be prepared to park down the street if lucky enough to find parking and walk. Also, area restaurants and nearest Starbucks are farther than what it looks like in Google Maps so recommend to drive not walk.

Mice everywhere ....Beware After we left the RV park/ campground. Our RV was infested with approx a dozen mice.. they most likely crawled up the sewer drain line into our coach. Took us 2 weeks to get rid of all the mice in our rig. I have talked to other visitors that had the same issue. Not to mention the High cost of staying there.

The large site (advertised as 40x25) seemed a little narrower and shorter due to the angled side fencing and straight/curb parallel back fence and utility box with steel protective pole. There was inadequate room for our truck to park beside the trailer so we had to parallel park in front. Many trucks were parked similarly and many over the red fire access line. The only dog run (about 8 x 30 ) for this large RV park was just dirt on the bottom so pretty smelly and was once out of waste bags but did allow our dogs to be off leash for a bit. Nearby activities: Right near a nice beach for brackish water play and sand beach play. Kid play area with an old (in need of some maintenance for the monkey bars and safety improvements) jungle gym and swings.

Moes food, the food yummy the service, was so wonderful, had my two dogs, a young man from the joint, and came out offered water to my dogs. I would definitely recommend this place. Felt so safe, clean showers/bathrooms, and the walk was so enjoyable. I dont have children but they have activities for all ages. Rentals of all sorts for enjoyment, and they even rent carts to get around. Ps not to drive on sidewalk. I could go on and on raving about this place, but not enough room. Try the experience for yourself. You will not have regret.

We stayed at a large cottage beach front. Since the info on the web is limited and I read everything on the web reviews heres info I think is important (i rearranged the numbers into a most important order) 5- the reviews that talk about the ants are not joking or exaggerating. When we arrived we saw about 10, within 3 hours it was 30. We put ant bates out the next morning and must have killed a thousand. Hopefully that helps the next person. But seriously so gross. They were everywhere in hoardes. 2-the cottage has two outward doors a sliding door with a flimsy lock, and a trailer swinging door, with a large circle knob. As an autism family being able to add locks to locks is huge. We were unable to secure secure the front door due to the screen. Luckily no elopement! Even if we didnt have an ASD kid I would worry about my child leaving the sliding door and it was right at the beach/water. So consider additional safety/locks. We use a window lock with a screw on the top of the door. 3-cottages are dated, and very very creaky. If you have kids who have a difficult time sleeping everyone will hear, including neighbors. 4-very basic. Includes 4 of each forks, knife, spoon, bowl, coffee cup, one pot, one skillet, coffee maker, microwave, stove. If youre looking to cook you may want to pack some things. Cottage has 6 towels, two rolls of tp, an extra set of linens for the couch? We didnt use the couch re: other reviews said it was horrendous, instead packed two blow up mattresses for the loft for the kids. No cleaning crew comes during your stay. 6- the beach is a bay, no waves, with the amount of people I thought it seemed a bit dirty. But the kids had a blast and lived in the water everyday. 1-we arrived on Saturday the beach was absolutely packed, on Sunday huge number of people rolled out and it was much more relaxed Last-would we go again? The group we joined all had RVs if they were going back wed join because of the friend vacation vibe. Without a group of RV-ers no I would not. The group scheduled for campland next year, they werent impressed. Safety: As an autism family we need to know that when doors are locked our kid is contained. I don t think these locks would keep out burglers. Noteworthy details: Cottages are very very dated

We enjoyed a lovely day at the beach and had a bonfire in the evening for my daughter s 16th birthday. We also visited the Water Obstacle course with 12 of her friends. We reserved the 5 pm slot and the girls had fun, but their only complaint was they had to swim out to the inflatables when there was a perfect wooden walk-way that almost reached the course. And some of the course did not have much air in them which made it difficult to cross.

This is a camping/rent a cabin resort. The prices are very high, but you get what you pay for. Accommodations are beautiful. They have everything from a pool, organize activities for the kids, volleyball, courts, beachfront location on the harbor, everything else that you could possibly want in a glamping experience. You can bring your own rig or rent one of their beach cottages. It s definitely worth a stay very family friendly during the summer. They even host concerts. Renting can get tricky on holiday weekends or during the summer so plan ahead.

Run down! Dirty water and ants! Ive been here 3 times over the past 15 years and it appears nothing has been improved or upgraded. The cottages have many little repairs needed (window blinds, window frames, shower doors, sink stoppers) and our cabin had ants. I get they maybe cant control the ant issues. The picnic table in front of our cabin (and the others) were so broken apart on the top you couldnt put a wine glass on it without really looking where you sat it. Would tip over. These cottages are not cheap. These issues should not have been there. Pretty simple fixes! The beach was fine, the movie screen area had piles of picnic benches, etc.. there. The stage in front of the screen had missing slats on the side. It just all looked very trashy. The resort needs to fix this stuff. The water in the fun zone was extremely murky and made a few of our kids sick after swallowing the water. I was sad to see its in such a state. They are going to lose families who wanted to make this a traditional visit every few years. Spend some money to repair some things!

Maiden voyage after picking up our 2023 Thor Tellaro. Had never RVd before, but this was really simple for hookups, etc. CA native who has moved back East, but always visit NB and HB when I come home. New E bikes get us many where we need to go while camping. Park is pretty nice, and you can leave your stuff out without worrying about theft every second. Didnt use too many park amenities, but theyre all there with the back bay as your beach. Only issue is that its not cheap...$130/night for 21 van with hookups is pretty stout. Guess thats the cost of NB in 2024.

This place is mostly for RVs but they do have bungalos and tent camping. We love to tent camp, each spot has RV hookups, water spout, a picknick table and power outlets with a light. Good size spaces we currently have the 12*12 pop ups in one space with room for the table too. You can park your car in front of the space half in the street. They also have a few car spaces around and a full parking lot. The bathrooms are well kept with full showers lots of hot water. Easy lake access from any space. Easy Camp James access for the kids, a bit pricey but great for a mommy vacay, drop kids off in the morning and you have till 3:30 to relax. They have a pool and game room, laundry room, small shop with essentials, snacks and souvenirs. You can get Amazon packages delivered to the front office. Quite time at night, people are very respectful and kind.thwy have an amazing water playground you can get one hour passes for. Fire pits on the bay beach.

June 24, 2024

We drove an hour to visit the inflatable water park. The climbing areas were covered in bird feces and dirt. No one washed down the slides, so they were dry and difficult to maneuver. The water was green from algae over growth and there was a sign that said, Danger Keep Out right where the inflatables were set up. My kids tried to make the best of it, but it was not a positive experience. Definitely not worth the $80 or the trip.

Great location for camping. Went here for the water park and thats when I began to question Newport dunes health standards. The bay where every is had two drains in the swimming area and the water had a just unhealthy look. Then came the massive line to get out because you pay for parking when you leave. For the prices and hassles with parking unclean water it just isnt worth it to me. You can go to Newport Beach be a lot further from any drains and the water is much cleaner looking, you will pay less and the beach is a lot nice. A ton of small broken shells litter this beach. Didnt stay in the rooms no idea if they are nice or not

I called again and she said that the manager would get back to me by Friday the latest. Why would I wait until Friday to find out if I can book a cabana for Saturday?? How does that make any sense? No thank you.

We stayed the entire month of August and loved it! All of the employees were very nice, the accommodations/park were well taken care of and the amenities were all clean and fun - even the laundry wasnt so bad (lol). For folks complaining about the space and crowds - the park was built before we invented Monster RVs - they do their best to accommodate. Of course it can get crowded but thats what makes it fun. Watch out for kids speeding on E-bikes (this was a bummer, where are the parents?). Also, I was reminded that not everyone picks up after their dogs BUT thats not the parks fault. Overall it was a great time in a nice resort with some incredible weather!

This place ok ,way to crowded for my taste. But cool never the less. Plenty of socializing for the kiddos. Fun activities. The water park was $15.00 an hour per person and it was so full of algae you could not enjoy it. There was to much noise from the pch and the planes overhead suck.

This review is for the Aquatic Park only. Tickets per person was about 18$ an hour plus convenience fees. There is parking available onsite, but will cost ya $10 for 30min-2 hours. After parking, youd walk along the path towards the aquatic park direction and youll find their little office. Youll walk for about 10 minutes. Once you get to the office, let them know youre there for the aquatic park and theyll give you a life vest and a wristband. Then youre supposed to swim towards the park in your life vest. We went on Labor Day so the park was filled with kids. With the amount of kids, I was really surprised there were no life guards in the park area. The water was murky and and pretty hard to see. Though it was really fun, it just felt like the staff didnt care nor were they very organized. My friends had waited around 15 minutes for equipment with little to no direction. It was something cool to do just once.

First Time staying here and all I can say is Location Location Location! Balboa Island is a 2 minute drive, Fashion Island is a 2 minute drive and Newport Beach pier is about a 7 min drive and more. This place has friendly staff, Pool(they do stay open for advertised hours), Convenient store, Spa, a small beach restaurant and bar during the day. It s a great location, if you have kids with tons to do at the resort and outside of it. Our site was clean when we arrived, we got the smallest of the sites since we spent this weekend out in Newport and Balboa so there was no need for anything besides a basic spot since we didn t plan on spending more than a few hours at the resort during the day. But we had room for a nice patio setup and it was more than enough. Next time I come I ll get a larger site if I plan on spending an entire day at the Resort. But I thought our spot was perfect for my wife and I. Everyone was friendly and noise levels were down in the evenings I never heard anyone. I give this place a 5/5 but I will make note: you do hear airplanes from the airport and sometimes hear modified cars on PCH. But if your AC is on it will drown it out. Even with that my wife and I didn t care it was an exceptional stay and deserved a 5/5 review! I ll be back! Rooms: The Rv sites were clean and everything worked properly. Nearby activities: Newport Beach, balboa island , fashion island, Huntington Beach, irvine. Safety: I had 100% confidence in walking around at anytime. Safe and secluded. Walkability: You can walk to Balboa island and Fashion island mall is maybe a 15 minute walk or 2 min drive. Food and drinks: They have a Bar and Food Spot at the bay with burgers and Food for the kids. This is nice if you don t want to cook or drive somewhere. Noteworthy details: Exception location in Newport Beach. You are near all the tourist attractions and beautiful beaches and towns!

Nice park. You cant park at your site if you have a large rig. Off season so a lot is closed as far as the beach is concerned. Make sure you look at the map before you book

Im so disappointed to write this review because we have been coming here for more than 20 years. Apparently the new management doesnt care how much noise people make during the day, which was a real problem for us. We came for Thanksgiving, which is a family holiday. The people directly across from us had 3 sites all together and a speaker the size of a nightstand. They played music all day every day at top volume our entire stay. They also had a 12 person gas golf cart with the same size speaker and drove it around the park non-stop. We asked security to deal with it twice and they said there are zero noise restrictions during the day. Im all for having a good time, but when I cant hear my daughter talking to me when shes sitting next to me inside our trailer, its a problem. Security said guests regularly call police for noise complaints and if their warnings to these folks to turn it down didnt work, we should call the police as well. We paid $200 a night to stay here and wed like to sit outside and enjoy a fire without hearing someone elses music blasting so loud we cant hear each other talk. It ruined our entire trip and we are really hesitant to ever stay here again. Apparently its the luck of the draw whether you have considerate neighbors. Its a shame because its a gorgeous location and great amenities.

Very nice RV centric campground, however, they support traditional car camping too. Very clean facilities and courteous staff. We were in and out for one night, but already planned a trip to go back. Beautiful property and nice beach fire pits.

I dont recommend the holiday outdoor ice skating rink here. It was incredibly crowded, to the point where it felt dangerous to be on the ice. I asked the capacity they allow and it is supposedly well over 100 people, which is not ideal for such a small rink. They had a skate guard and security guards on the ice but they were pretty useless in my opinion. They did nothing to ensure the crowd was all skating in the same direction so it ended up being very chaotic on the ice. They also didnt appear to be checking on anyone who had fallen down (which was happening often and people were even hitting their heads). They also allowed adults to be riding on the skate aids/seals. They seemed more focused on filling small holes in the ice, which were the least of the safety concerns in my opinion. Oh yeah, the skate guard also ran into me at one point while I was skating. Im a skilled figure skater and I felt very unsafe on this ice rink. I only lasted 20 minutes skating here and then got off the ice and requested a refund. The quality of the ice was also terrible. It felt like I was skating on rocks. Ive been to numerous other outdoor rinks in Southern California and all of them had smoother ice quality than this place. The only caveat to my review is that I went on the first night they were open - I hope they will improve the experience over the season, including both the safety aspects and the ice quality.

UPDATE: IT S PRETTY BAD IN THE WINTER TOO. I m updating this review 4 months later to say this place is apparently always being overrun by drunk idiots. I brought my 2 children to watch the ice dancing at the Fire and Ice festival last night. As we were leaving, we had to contend with a group of young adults on bikes holding beers. They seemed upset that people were in the way of their bikes near the ice rink, and one of them almost ran over my 9 year old and then laughed about it. Security was all over this area but they were generally just driving through on a golf cart. They need an effective security presence on foot at the actual event site, keeping away people who are just there to drink their own beers and run around on bikes. What a gross clientele this place has. It could be nice if they would enforce any type of rules but instead they allow the place to be ruined by immature idiots. It s really not the crowd I want to be around with my children. ORIGINAL REVIEW FROM AUG 2023 BELOW: We have visited for the movies on the beach several times this summer but not sure if we will continue. Every night is the same, the inflatable waterpark closes around 5 and then the big kids start going on it after hours. Security repeatedly yells at them to get off, they scream obscenities and run at top speeds through beach sites to escape. Eventually security gives up and the kids take over the beach. It s really disgusting behavior to witness and quite unpleasant when we just want to enjoy our night on the beach. My kids have requested to not go at night anymore because it stresses them out. The place needs to either get adequate security or lose the inflatables which cause all the issues.

I stayed 10/1/23 - 01/01/24 In addition to the weekend party noise which was at times a bother, on the weekends the roads are so congested with vehilces on either side impeding traffic, and little ones riding bikes and running around, you had adults sitting in the roadway and game tables setup on the roads, making driving in and out of there very stressful! Who wants to hit a kid on a bike while trying to avoid their drunken parents blocking the road partying?

Nice RV park. Tight sites. Full hook up. Old connections.

March 24, 2024

I was very disappointed with our stay here. We reserved a spot online and had to pay an extra $50 to ensure we got the exact spot. Isnt that the idea about making a reservation? Once at the park, we drove our 40 rig to the space and due to the recent rain, the space was mud! Not gravel or decomposed granite, mud. I refused to camp in the mud, so I went back to the office and asked for a space that was concrete. They only have spaces with HALF concrete, half dirt! I agreed to pay roughly $100 more for the 5 day stay to have the half concrete space. BTW, THE PARK WAS EMPTY!!! The space was so off level, I had to use blocks on the front of my rig, I never had to do that before! Next issue was the sewer connection. They have all of their hookups in a convenient looking box. However, because of this, the sewer connection comes out at an angle, roughly 45°and none of my adaptors would fit inside the box without raising the connection higher that my cleanout on the rig! Dumping the tanks was a 2 person job! 1 to hold the hose up high enough to get the hose emptied and the other to run the valves! Come on! After taxes we paid almost $1000 to stay here for 5 days! THIS IS NEWPORT BEACH! Whoever owns this park, spend some money upgrading it!!! THERE ARE MILLION DOLLAR RIGS PARKED IN THE FREAKING MUD!! The rest of the park is OK, but not a 5 star place, like it should be, due to its location. SUN rv park in Chula Vista, is 100 times nicer than this place... AND ITS IN FREAKING CHULA VISTA!!! Thank goodness the surrounding area makes up for all the pitfalls of the campground.

Second time staying. Enjoyed it a lot. The season of rain had a small group so sure a nicer winter will mean more noise. I think the only complaint would be low maintenance on the dog runs. They were not clean at all and trash cans overflowing and smelling bad. Nearby activities: Very close to Fashion Island and the good shopping and food options. Also on the water, have boating etc. Safety: Felt very safe with gated community and frequent security patrols.

Hmmm..... the website pics do not show debris, chunks of dirt which create mud during rain and sand accumulated around the postage size sites. It looks ghetto. You see a lot of staff, so its disappointing once you pull thru the stop sign to park it looks so unkempt. Yes, the staff is nice, as is check-in. Bathrooms are IMMACULATE

March 24, 2024

Beware of the small print, I had a reservation along with the deposit placed almost two years in advance but on checkin day-my receipt meant nothing. The usual responses one would get from those inclined to do business that way was given-the person who promised all was good no longer works here Nice staff, with one exception. I do wish in the mens bathroom the cleaning women would allow those men in there to finish their shower and restroom use, then close it off. Also do be aware a man dressed as a woman will be using the women s restroom. Do your best to stay away from the back end of the grounds, lifers stay there complete with at least one spot that could be mistaken for a dog kennel.

Its right in the John Wayne Airport flight path, and the jets are screaming over the campground from 7am to 10pm. I live next to a freeway, and believe me, the noise at this campground was 100 times worse. I thought camping was supposed to be relaxing. Not here.
